1. The “Lazy Tax” is Real

When your fixed term ends, your bank will send you a letter with “standard” rates. Do not just sign it. Banks often keep their best rates for customers who negotiate or for brokers who negotiate on their behalf.

  • The Strategy: We often see banks offering 0.20% – 0.50% below the advertised card rate. On a $500,000 mortgage, a 0.5% discount saves you $2,500 per year.
  • Action: Contact us 60 days before your rate is due. We negotiate with your bank to get the “retention” rates they don’t advertise.

2. First Home Buyers: The 5% Deposit is Alive

There is a common misconception that since the First Home Grant was discontinued, you now need a 20% deposit. This is false.

The First Home Loan scheme (underwritten by Kainga Ora) is still active.

  • The Deal: You only need a 5% deposit.
  • The Catch: You must meet income caps (currently $150k for a couple) and house price caps may apply in some regions.
  • The Local View: In suburbs like Owhata (Rotorua) or Te Puke (Bay of Plenty), this scheme is the fastest way to stop renting.

3. Split Banking & Testing Rates

If you have been declined by a main bank, it might be because of their “Test Rate.” Banks test your ability to pay at ~9%, even if the actual rate is 6%.

  • Non-Bank Options: Some lenders have lower test rates or look at self-employed income differently. A “No” from one bank is not a “No” from everyone.
